Completed maintenance on indoor unit. Wiped system down inside and outside. Flushed drain line. Heater operational at 37 amps. Filter is clean. Found safety float switchs defective, not shutting the system off as it should. Everything was wired correctly, all 3 float switchs were not shutting off the system. I went ahead and replaced all 3 under parts and labor warranty. Remodified drain and added new p-trap. Labor warranty expires March 4, 2026. All 3 safety float switchs are now operational. System is back online in cooling mode.
Completed quoted work; conditioned attic space using 12x12 grille and 6” supply duct. Didn’t have enough room on return plenum so we added the grille above the return grille. No filter needed due to media filter in use in the attic. Added Supply duct has been strapped up and sealed. Client paid using credit card on file.
2 system tune up Upstairs- carrier/electric/410a/odt76f Downstairs- Goodman /R22/electric/ I inspected both systems testing them in heat and cool modes. The upstairs was low on refrigerant and is in dire need of a duct cleaning. The drain lines were flushed and treated. In cool the up stairs has a 15 degree split and 30 degrees heat rise. The down stairs unit has a cool split of 15 and heat rise o 24. The down stairs system is r22 and low on refrigerant. We have set up a comfort advisor appointment on march 2nd at 11-1 for options to replace the down stairs system. She may need to the work in April mid march she is going to El Paso for family event. The outside units where tested for proper functions. The upstairs system was approved to charge up with refrigerant. The system took 1.3 lbs to bring up to target specs. We held off on any repairs on the down stairs unit as she is looking to just replace it. She would like to go over financing with the CA. We also go her down stairs sys
Tuneup Trane/electric/attic/spray foamed/odt74f Inspected the system and tested in both heat and cool modes. The drain line was flushed and treated. Thhe attic is spray foamed and there isn’t a way of balancing out the conditioned space. He approved the return visit to install a 12x12 filter base in return and 4x6 supply vent. There is microbial growth in the ducting system and mildly on the coil. The outdoor unit was tested and rinsed . The pressure levels are on target for the system operation. In cooling we have a 18 degree split and heating we have a 30 degree rise. I will have the office reach out for scheduling next week is best for him. We also signed him up with our membership today Collected 455 for todays visit.
System check up American standard/ electric/ foam attic/ 3.5t/ odt86f Inspector the system inside and out. I did find the main drain line to be back to filling the secondary pan up. There is no safety flow switch on the main drain line and not code compliant. I tested the system in heat and cool moods in cooliiing we have a 19° split in the heat rise of 20. There is growth forming throughout the HVAC system and ducking due to unconditioned attic space. There is spray foam in the attic however, the attic door is not closed off and requires an addict it to Sieloff the attic space from the outdoor atmosphere. The outdoor unit is rusted in the compressor is compromised. Pressure level show even for the temperature outside that is low on refrigerant. I found POE oil all over on the bottom of the condenser and then also multiple rusted out spots on the compressor casing. I didn’t have micro bubbles form in multiple areas of the casing of the compressor. They compressor is outside warranty
