Concerned with exposed wire/ system maintenance; only unit: - Found that condenser wire had become unattached to armor flex and was laying on concrete pad. Retaped wire back to armor flex and and proceeded with system maintenance. Tested all system operations; cleaned out electrical panel on outdoor unit. 45 mf capacitor tested good. Contactor is in good shape. All electrical connections are nice and snug. Condenser coil has been washed. Drain line has been flushed and is clear. 10 kw heat fully operational pulling 42 amps. Heating with a heat rise of 27 degrees. All duct work in intact and in fair shape. Insulation value in attic is good. System currently cooling with a 17 degree split. Refrigerant pressures and temps looked decent and have been uploaded to attachments. Compressor operating at 10 amps. Fan motor operating at 1.5 amps being rated for 3.5. Blower wheel has minor dust particles. Currently operating at 2.1 amps. Evaporator coil is clean. Filter is clean. No deficiencies
Warranty Returned to install heat kit and change out thermostat. The system was re wired for communicating indoor . The system was tested in heat and cool modes. In heat the system produced a 28 degree rise and in cooling 1 24 and in cooling 2 stage 21 degree. We installed the thermostat and calibrated. We updated software and got the client going on the app. After briefing the client on the app he did mention the concern on not having a sensor in he living area. I explained to him the system will control temp and humidity better than last system however to let it run for a week or so and see if the temp sensor is still needed. May possibly relocate thermostat if needed.
-Installed new 4 ton Rheem 16 SEER 2-stage cooling electric equipment in attic. Installed new Ecobee thermostat. Installed 15 kw heat kit. Installed new slab, whip and disconnect for outdoor unit. Installed new auxiliary drain pan with 3 new safety float switches for indoor unit. Replaced 2 supply runs. One for master bedroom and one for the living room. - Condenser has been leveled and anchored down to new slab. Duct work has been sealed to new unit in attic. All welds have been leak checked using nitrogen and soapy bubbles. Drain line has been flushed and re-insulated. Copper lineset has been strapped up. Vacuumed system below 500 microns. - Tested all system operations; fan cycles on/off in all modes. I wasn’t able to get the heat kit size setup through the app. Tech support suggested installing an actual 10kw rather than a 15 kw and only utilizing 10 kw. Refrigerant pressures and temps in cooling mode have been uploaded to attachments. System is draining properly at this time. Safe
Member check System was inspected and tested. The system was scanned for gas and co. The drain line has algae obstruction build up coming from the evaporator coil. The evaporator coil is too tall to pull and clean and would require a full furnace pull. I instructed the customer to change filter more often. Out door unit was rinsed and tested. Pressure levels are on target after adjustments to metering device settings. I went over issues with system h is aware and just to email him. Cool split-16 Heat rise-13.
-Installed new 5 ton American Standard 17 SEER multispeed electric equipment in the attic. Installed new A/S 824 thermostat. Installed 20 kw heat kit. Installed new slab for outdoor unit. Installed new auxiliary drain pan with 3 new safety float switches for indoor unit. Installed new supply plenum. - Condenser has been leveled and anchored down to slab. Duct work has been sealed to new unit in attic. All welds have been leak checked using nitrogen and soapy bubbles. Drain line has been flushed and re-insulated. Copper lineset has been modified. Vacuumed system down to 278 microns. - Tested all system operations; fan cycles on/off in all modes. 20 kw heat is operational pulling 37 amps from of each 10kw. Refrigerant pressures and temps have been uploaded to attachments. System is draining properly at this time. Safety float switch’s are operational, properly shutting the system off when triggered.
