Daitchoin was very professional. He checked everything on my inside and outside HVAC units and explained to me as he went along. He cleaned my outside unit and the coils and explained to me as he went along how to maintain it properly. I received a report of how everything is working and recommendations for the future to keep my units running properly. Arrived to find condenser fan motor not running and intermittently trying to start diagnosed and found motor to be bad. Went to gemaire to pick up OEM motor and replace under parts and labor warranty. Also replace contactor for good measure. Inspected system after start up with new motor installed system is running properly within correct amp draw and working efficiently customer is satisfied unit is working.

On arrival two systems in heat mode found amp draw at heat kits to be within specs also temp differential to also be up to par both motors are leaking oil and downstairs blower motor has a slight overamp both capacitors for the blower motors are below recommended percentile in cool mode temperature differentials we’re good although both systems are low on refrigerant they do not match data plate specifications downstairs unit did find schrader core leaking slowly and upstairs system there is signs of oil at drain line both evap coils are heavy in corrosion upstairs system wiring from common to capacitor at condenser are melted and will fail any day upstairs ductwork is in good clean condition downstairs ductwork needs to be cleaned customer explained to me that there is no need to quote anything because he is gonna handle everything through home warranty other then ductwork cleaning

2 system check up Inspected both inside and out side units on both systems. The static pressure on the downstairs unit is 30 points over design static pressure. It has to do with the duct work design. The drain pans are rusted and may leak id filled with water. The downstairs unit has low refrigerant and a bad contactor. I went over options and he did not approve anything at this time because he feels should have been caught already and they are moving in a few months. If they change their mind they will call us back out Pm complete
